1. Are your workers your employees?

This is important to note because the state typically will automatically assign workers compensation to an employee if the business owner fails to acquire it on their own. Workers who are loading and installing furniture need to be covered to protect your client from an injury suit.

This is also important when it comes to how much experience and training the staff receive. Employees who receive benefits and are paid well, are more apt to be vested in the job, work harder, more carefully and stay with the company longer, so they are more experienced and better trained, resulting in a better staging.

2. Do you have worker’s comp insurance?

This is one you should always ask of a stager because your client could be at high risk for an injury claim, which most people do not think of. If a worker were to get seriously hurt on someone else’s property, they would have to sue someone to cover medical bills and loss of work, and if the stager has no insurance, the homeowner typically does on their home so by default, the injured party would only obtain actual compensation from your client. These insurances are very expensive as the industry is considered high risk with all the bending, lifting and installing so many stagers do not get work comp insurance and use daily workers to avoid it. Always ask for a certificate of workers comp insurance.


3. Do you have liability insurance?

This type of insurance protects your clients home in the event that something becomes damaged during the installation or removal of the stager’s inventory.

  4. Do plan – but also be spontaneous! Making a photo wall? You probably want a layout before you start hammering. Plans are important when it comes to using artwork to decorate a home. But don’t feel like you have to stick to them! If a piece doesn’t work, or if you find something better, change it, even if it disrupts your plan! The Three F’s of Home Staging, Function, Focal Point and Flow

Do you ever walk into a room and something just doesn’t feel right? How the furniture is arranged can immediately determine the mood and impression the space has on the person entering it.

Here are some easy ways to make sure a space functions well and is also pleasing to look at

FUNCTION:

Always start with a plan. Ask yourself the following questions:

  • What is the purpose of the room?
  • How much space do I need?
  • How big is the room?
  • How big is my furniture? (take out a measuring tape).

The smaller the space the more you need to make sure you have a good plan. Pick small scale pieces that offer a lot of seating space. Transitional or modern pieces with small arms and low backs work well in small spaces. Just because a room is small, it doesn’t mean you have to skimp on style. Don’t be afraid of color because the room is small. If you want to go neutral, add blasts of color in your accessories. A fun patterned occasional chair or rug adds vibrancy and a splash of color to a room without being distracting or overpowering.

FOCAL POINT:

Does your room have a fabulous sliding glass door, or bay window with a beautiful view? Maybe you have a beautiful fireplace, you want to accent these focal points of the home, to make sure any would be buyers take note of them. Add a large piece of art over the fireplace. A large mirror will brighten up and enlarge any space.

FLOW:

Place your larger pieces of furniture first. Avoid placing these large pieces in the natural line of traffic. Keep in mind how you will enter and exit the room. You want to leave 3 feet of open space for your primary traffic areas – anything else will feel small and cramped. I always say, expansive feels expensive.
